Residential Home Inspections
Presale or post sale (fees are based on total finished square footage and year built).
This is your comprehensive inspection often referred to as a whole house inspection. It typically includes; roof, exterior and interior components, electrical plumbing, water heater, heating and air, structure, foundation, site, etc. Different levels of service are available.
Specified Components Inspections
We inspect the components you specify or we can make recommendations as to what we should inspect. Also, referred to as a walk-through, verbal, mini, or partial inspection. Good for investors. Very flexible and customized to fit your needs. Written reports are optional.
Camera Sewer Inspections with Sewer Cleaning
We use a color camera. Choose from 2 levels of service, standard or deluxe. Cleaning offered at same visit if needed to complete the inspection.
Sewer Line Locating
We can locate where your sewer line goes. This is especially useful information if you are planning to build an addition, install expensive landscaping, are having foundation piering performed, etcetera.
Radon Testing
Radon is an odorless, tasteless radioactive gas that can be present in any home, new or old. According to the Surgeon General, radon is the second leading cause of lung cancer in the U. S. today.
Radon comes from the natural (radioactive) breakdown of uranium in soil and it can get into the air inside a house. It occurs randomly in soil and is present throughout the U. S.
Our equipment can check for excessive radon levels. This test is highly recommended if the basement is going to be utilized as a living space.
All radon testing is performed by Kansas Certified Radon Measurement Technicians.
Foundation and Structural Evaluations
Foundations, chimney movement, termite damage, sagging roofs/floors, garages, wall removal, etc.
Manufactured Home Foundation Evaluations
Evaluations to determine if the foundation meets the HUD guidelines used by FHA and others.
Multi-family and Commercial Building Inspections
We inspect the components you specify or we can make recommendations as to what we should inspect. Very flexible and customized to fit your needs. Written reports are optional.
Insurance Investigations
We can provide information relating to insurance claims such as determining the root cause of a condition (roof blew off, beam failed, water entered basement, etcetera). Upon request, we can use our knowledge and expertise to provide recommendations to correct the condition that are both acceptable to the homeowner and the insurance company.
Expert witness (legal) services
We provide expert witness services for matters of litigation. We typically work at the discretion of the attorney and client to determine deficient conditions and their causes. We often recommend solutions to the problems. We have vast experience having produced many reports, been deposed on numerous occasions, and have testified in trial on several occasions.
Project Management
We offer project management. If you are building or remodeling, remember that the builder may be looking out for themselves and not necessarily for you. A project manager monitors the project on your behalf and maintains quality. Problems are solved more easily during the construction process then after. Trying to correct construction defects after the project is complete may even result in expensive litigation. In our opinion, funds for project management are funds wisely spent.
Reinspections
We can reinspect any recommended repairs and provide documentation if needed.
